How it turns allowances, subs and crew hours into a bathroom quote
Six tabs, and you fill in the first three once. After that, each remodel is one quote.
- Start HereA short walk-through of the setup, which fits in one evening.
- Shop SetupYour yearly overhead and your crew, owner included, turned into a break-even rate per billable hour.
- Price ListDrywall, cement board, waterproofing, trim and paint at your supplier's prices, plus tile and fixture allowances, each with the date you last checked it.
- QuotePick materials, enter labor by stage, add the plumber, electrician and permit, answer the don't-forget list, and read off the price.
- Customer QuoteThe page the homeowner signs: scope, allowances, price, progress payments and terms.
- Job LogEvery quote you send, won or lost, and the real hours and costs after the job.
What is a break-even rate? It is what one billable hour has to bring in to pay every wage and every cost of running the company, before any profit. On a remodel, the owner's hours spent measuring, meeting on selections and scheduling subs are not billed, so the crew's hours carry them. The true hourly rate guide explains the math.
Prefilled example built-in
The file comes filled in with a made-up remodeling company and its $21,293 bathroom quote, so you see a finished quote before you type in your own numbers.
The example company is an owner, a lead carpenter and a helper, with a break-even of $69.82 per billable hour. The job is a 5' x 8' main bathroom gut: new alcove tub with a tiled surround, tile floor, vanity, toilet, new exhaust fan, paint and trim, with a plumber and electrician as subs.
| A | B | |
|---|---|---|
| 1 | Part of the price | Amount |
| 2 | Materials and allowances, with waste | $3,307 |
| 3 | Labor, truck and tools (about 77 hours) | $5,485 |
| 4 | Subs and permit | $3,770 |
| 5 | Easy-to-miss costs | $3,363 |
| 6 | Markup, cushion and profit | $5,368 |
| 7 | Price before tax | $21,293 |
The easy-to-miss lines cost about as much as the plumber, electrician and permit put together. The $5,368 is left once the owner, lead and helper are all paid, and the job earns about $116 per labor hour. The stage-by-stage math is on how much to charge for a bathroom remodel.
$3,363
That is what the easy-to-miss lines alone added to this one example quote. It is about 67 times what the calculator costs. Miss them once and the file has paid for itself.

Why remodels run out of money in the last week
Most remodel quotes lose money at the end, not the start. Demo finds soft plywood under the toilet, the homeowner's faucet shows up without its valve, the plumber can't come until Thursday, and none of it has a line in the price. By the punch list, the profit is already spent.
The sample Job Log shows how fast it goes. One $7,400 bathroom was quoted at 46 hours and took 70. At the example's $69.82 break-even, those 24 hours over the quote cost $1,675.68, and a job priced to make $1,150 lost $987.33 instead.
The calculator fixes this by asking about the unknowns before the quote goes out. A rot allowance, the dump runs, the time spent chasing customer-bought parts and the sub scheduling all get a line, and the Job Log shows which kinds of remodels run over so the next quote has room for it.
Rot at demo, dump runs and the other remodel costs it catches
The Quote tab won't mark a quote ready until each of these lines has a Yes, No or N/A:
- Rot or subfloor repair found at demo, a small allowance in the price and a change order for anything bigger.
- Getting the demo out: trips to the transfer station in the pickup, or a dumpster on a big gut.
- Customer-bought fixtures that arrive wrong or incomplete, and the hours spent sorting them out.
- Scheduling the plumber and electrician, the project management hours no customer sees.
- Floor protection, plastic and tape, and daily dust control in a house people are living in.
- Change-order write-ups, even the free ones, so the customer sees what was given.
