What is a break-even rate? It is what one billable hour on a property has to bring in to pay every wage and every cost of running the business, before profit. Why a cents-per-foot rate from a Facebook group loses money
A per-foot rate you read online was built on another owner's truck payment, insurance, crew and close rate. It knows nothing about your costs, or about the house in front of you: two storeys or one, clean vinyl or chalky paint, a strong spigot or a weak one.
Here is the math. Vertical walls go slower than flat concrete, often 500 to 1,000 square feet an hour against 1,500 or more for a driveway. At the example crew's cost of about $108 an hour, a slow house at 500 square feet an hour costs about 22 cents a foot in crew time alone, before chemicals, the rig or profit. Quote that house at a borrowed 15 cents and you pay to wash it.
The calculator starts from your own hours and costs, then shows the cents per square foot at the end. You still hand the customer a per-foot price if you like, but now it is one that covers that house.
Drive time, weak spigots and the other washing costs it catches
